I would document any of the things they made you do yourself like pest control,tile repair etc. I would also take pictures and if possible borrow a video camera from a friend for the day. It does sound like they are trying to screw you....and technically they are not allowed on the property or in the home without your permisson while you are still there....otherwise landlords would be allowed just to go in at any time.

If you have documentation and photos you can take them to small claims court if they try to mess with you. Also check with your community many towns and cities require landlords to register rentals and have them inspected on a rotatation or you can contact a rental commission about any problems you had. In my town rentals must be registered and inspected by the city every 3-5 years to prevent slum lords.

Also if there is a base near by report them to the base. They may be able to keep documentation on the issues you ran in to so they can tell another family to watch out when it comes to that landlord.

Until you hand over the keys you have possession of the apt or house. they can not claim anything until after you have giving back possession. As for the lights you only have to have the lights on until you give back possession or till the end of your lease. In Fl. the fl staute give the landlord 30 days to return the sd. All of the pictures they are taking now are void. Make sure you do a full walk thru with them. Even if you have to use a video camera while going thru the walk thru.

Do they even have a certificate of residency?? (I learned that the hard way when we let my "friend" rent from us because we did not and she didn't pay rent.) Take a video camera (rent to own places have them for $25 a week if you don't have 1) take picks. Pick up a news paper and video tape it in the big because that has the date on it. Also with the pictures. Get a memory stick and use that ONLY for the house digital carema . Get EVERY SINGLE angle because they'll say you forgot about the angle with chipped paint or what ever. Do you still have the receipt for the exxpenses? They can be another exhibit too. Take a pic of them and them taking pics. (video camera that too) AFTER you move out call the health dept and get the ball rolling with this stuff and the city to even make sure they have a residency cert. IF they don't you can get double rent BACK plus $$ put into the house.

Everytime I move into a place, I take pics of everything - and I mean everything! When I pay my first rent, I include dups of the pics and my apt # on the back of every pic.

I did this at the last place I was at - I ended up getting all of my deposit back.


You should get pics of them taking pics. Thats not right.

I would grab a camera and take pictures of them in your yard before your done cleaning

We are landlords as well......

Please document everything! Have pics, witnesses when you do a walkthrough with them, camcorder, if possible! Please protect yourself!!! Double check your lease.
Don't worry too much about the lights...that is their fault! They knew you were moving and they could have had it switched to their name for free til they rented it out again. We have ours sent up so the electric company automatically does that!

OH MY GOD! Now they are out there cutting the GRASS!!! We haven't moved yet, and had someone coming to do it! I'm pissed now! They better not charge me for this!

I would be out there asking what there are doing. I would very politely ask them to wait until you vacate the premises before doing any work. Explain you have a lot going on and it would be easier to get things done without etxra people around and that at midnight it will be all theirs.

Have a witness to all conversations with them. Sounds like they are trying to railroad you.

I called my mom and talked to her while they were here. I think I have it figured out now. They came and took pics of the yard and all, and then came and cut it before we could. That way they can charge me for that. Well, now they owe ME $135 because we already had someone coming to do it.

I got hold of Dh at work... he's pretty mad and on his way home. As soon as I walked out the door holding the phone to my ear, they stopped cutting and left.....
