Pros and Cons on modular homes?

Hello,

I'm not sure if this is in the right section so please feel free to move it.
We are currently looking to buy a house and I found one that is absolutely perfect for us, but it is a modular home.
I have never lived in one and I don't know anything about them. When it comes to living in it, what are the main differences to a "regular house"?
I would really appreciate any pros and cons and also some personally experiences, thanks!

The one thing in my mind that stands out the most is the basement- a lot of the newer modular homes have prefab concrete walls- after a few years of settling- the walls can seperate- but when you get them- the company will usually address the issue with that- they have a way of getting them back in order.

As for the difference- I think money wise is more economical- my DH builds houses and he has said on several occasions when we have the money saved towards a home- he would prefer a modular home- it is a lot cheaper and you can basically pick everything out in it as you would for your own home (of course that is a brand new one!). I know that the specs are better for them now than when they first came out- so it would be as sturdy as another home. I will have to ask my hubby for any ideas on what would make it different besides someone building it at their factory- shipping it to you and so on.

I know several people that live in modular homes. The newest being my sil, their home was brought in 6 parts, it's big 2800 sq ft. The had a basement poured, it's better than block. It's very nice..

Another couple we know bought theirs new about 5 yrs ago. They did several things themselves to upgrade the basic package.

The other example I want to share is my bf's, her's is 11 yrs old and they have not had any problems. They wish they would have up graded on some of the things like countertops, carpet and tile. But they replaced the kitchen linolum with wood floors and they love it. So if your have any options go for the upgrades, they will pay for them selves over time. They have not had one problem with structure.

I don't know where you live but in MI we have several mh companies. My sil visited the factory, taked to the reps and drew up her own blue prints, and visited the factory as her house was being put together..

The house we are looking at isn't brand new, it was built in 2004. I was just worried about the structure and stuff, I wouldn't want it to crumble around me in a few years ...

We were looking at these too. Aside from the potential basement issue (there are models that you can add a basement onto) they by law have to be built to the same standards of a regular home. I notice though that you can get ones that look so nice inside that if you buy a regular house with the same amenities it will cost 3x as much at least. They are so awesome now a days, I hope everything works out with whatever you chose.
