I'm in south texas, our property taxes are $5500 this year, its stayed just about the same for the last few years, I fought and won a huge increase a four years ago.

amen. okay, i have complained about property taxes before, but it was more the suddeness of it. but at just under $1500/ yr, we have it made.

In NJ, the average property tax bill is $7,500.

Ours did go up this year (not as high as you ladies!) but it was because of the new school district that was supposed to save us money.

Our property taxes are about $2700 and our water bill is around $40 a month. Taxes have gone up here because of school district taxation rates.

Our taxes are $6000/year and we live in the suburbs, north of Boston. Our town adjusts taxes yearly based on state aid. If it goes down, which it has, they "tweak" the rates higher to offset the lower valued property. When property value was high, they lowered the rates to offset and bragged about how low the rates were....even though we pay a little more each year. Doubled in 15 years.

Do you belong to Dekalb county - then dispute it. DH is disputing ours, he had already done that 2 years ago and came to a settlement. It is a bit of work, but worth it.

Nope, we are Fulton County. We live in Buckhead. My next door neighbor disputed it last year and won, but hers shot up to $8000 a year and she got them back down to $6000, so I don't know if we have much of a case. She offered to let us look at everything she put together, so we are going to go over it and see if it is worth the hassle.

It is interesting to see how different it is all over the country! Sounds like we are up there with CA and the Northeast. Ruthie you win the prize for the lowest taxes. Damn girl, I am JEALOUS!

I keep telling myself at least we have a great school. As long as we are using the school system, I will try not to be too frustrated. But as soon as we have to go private (our high school is awful) I'll have a very hard time justifying the expense. It is such a trade off here - either you (or in my case my dh) spend your life fighting the traffic to and from work and save money by living in the suburbs, or you have an easy commute and a really expensive house.

Dispute it - they do not want these cases at all, so they call and offer a settlement. You need to check the prices of the homes that were sold around your house.

We live in Dunwoody and if they are not going to redraw the lines next year, DD is going to a private school or I am selling this house and moving into Vanderlyn, which is just a mile away from our home.
