You don't have a realtor yourself? Why not if I may ask since normally they don't cost the buyer a thing, the seller pays both commissions!? Their realtor is protecting their interests, no matter how nice she is she is working for them and owes them her loyalty.

Make sure you get all your contingincies in the contract and also make sure you have a copy of the co before you close!

Honestly my parents didn't have a realtor when they bought their last house either. It comes from having good friends in the realty business. Although they are obviously representing their clients, I also know she is looking out for us, as are we. In some circumstances it may be in the best interest of the buyer to get a realtor, but in this case is is not needed. If we were dealing with different people (sellers or realty company) then we would likely do so.

I would say take the offer and run but thats jsut me. Im my area you cant buy a house for under 100,000 heck you cant buy a trailor for that. And 10 acres would be in the millions. I say that becuase lost to buy a small lot is 50,000 and up ,no house on it.

I would make sure that you or the inspector goes to the building authority and verifiy that all of the inspections on completed work are done and have passed.

If you need to move quickly and it's the house you want, go for it. When we looked for our home we had a dollar amount we wanted to stay around. We ended up going quite a bit higher but are SOOOO HAPPY that we did. We plan on staying here until someone drags us away kicking and screaming!

I would accept the offer. At some point, they may feel insulted and just not want to deal with you anymore (on principle.) I have felt that way before, when selling things. (ie if it's going to leave me feeling ripped off, I would choose not to sell to those people.)

DH is more of a haggler and would counter again! (and again...)
