Right, there are loop holes to every contract. I also realize that even if they breech a contract, what are we gonna do? We still can't force a person to finance our house. I used to work in a law office and I know even suing them over it is not really gonna do any good. At this point I think that would be my last resort in lieu of foreclosure. BUT...the good news is my realtor just called me and said a couple wants to look at our house tonight at 5:30!!!!! I know that this couple was recently outbid on a home at an auction. It was also an older home with a huge yard, like mine. I had seen inside of that house before, lovingly maintained but no updates. I also know they bid up really close to my asking price. Only difference, that house was out of the city limits on 1.89 acres and mine is right in town, but on 1.14 acres. But mine has 2 full baths (one updated, one with claw foot tub), updated kitchen, 2 fireplaces, etc. Unfortunately, mine will also probably need a roof in the near future . But apparently they are willing to consider it. I also know they must be approved for the money because to bid on the auctioned house you had to prove you had the 10% down payment and a letter of intent from a lender. Wish me luck!!! Oh, and would someone please wiggle their nose so that a new roof will be there when I pull up tonight? ($16,000 worth?)lol Thanks, much appreciated.

No way! Becoming a landlord is terrible. You are going to be beholden to these people for as long as they are in renter status. You are going to be paying mortgages and taxes on two properties! I would say it's a crazy deal.

Where in the country are you? How is the market there?

I was listening to a radio show last week that was all about staging homes and how staged homes are much more likely to sell. Some tips: get rid of everything that is really personal, like photos and such. Get rid of any clutter and make the space sparse and simple to give it a bigger feel. A good show on A&E is Sell This House. Its on on the weekends. They go through houses that aren't selling and point out ways to make them more appealing to buyers. The houses always end up selling shortly after they are fixed up for next to nothing.

You may want to post pictures of parts of your house here and get some tips from people with fresh eyes to it. It sounds beautiful. Victorians are always wonderful, and three stories is great. I'm sure that you can get the house sold. Maybe you just need someone impartial to help you out.

That's what I'm thinking- this rental couple sounds extremely risky, and I don't like to take scary expensive risks. I'd be more inclined to try to find out why your house isn't selling, or at least why no one is looking at it. I'd get your realtor to tell you what you need to improve. Maybe attend an open house for another house in your area that is similar and see what they've done to it. Perhaps peer in to the houses on the virtual tours at realtor.com or similar local site and see what the insides of similar houses like yours look like.

ask everyone you know to critique and tell your to be tactful but truthful as to what could be done to showcase the selling points of your house. don't go with the rent-to-own . Too scary.
