Anyone trying to sell a house right now?

I'm just wondering how it's going. I personally wouldn't want to be selling right now, so I feel a little sorry for those that have to sell and don't have a choice in the matter. How is the dip in pricing affecting you? Or, maybe the market isn't bad where you are. Let me know your thoughts!

We are trying to sell but it really doesn't make a difference if we sell or not because we already own the land where we are building a house. The mortgage company will not let us get the construction loan until we sell this house, even though we have the 20% down. Plus my mother is letting us move into her house after we sell this one while the other is being built. Which ever way it goes, we have a roof over our heads.
The market is bad because most of the homes near me are close to being in/if not in foreclosure because of the "subprime " lending for first mortgages and "subprime " lending of the second mortgages. Alot of people are trying to sell now because of this.
Overall, our house only went down $5,000 for the appraisal value from the one we had done 3 years ago. We do appraisals every 3-5 years so we know what to do for insurances(homeowners and flood).
Yet still, our property value is double what we paid for it 10 years ago.
I hope this made sense.

NO thank goodness. We relocated almost two years ago now, and we are so thankful that our house sold right away.
On the other hand, friends of ours bought a new home about a year ago, thinking they could have two mortgages for about a year if the "old" house didn't sell right away. Now it has been a year, and they STILL have two mortgages and NO buyers in sight. SCARY!!
Also, my DH's sister and BIL, are really wanting a new house, they like to buy fixer uppers, and do the work themselves. They found a house they LOVED, put down a deposit, set a closing for two months ahead in hopes that their current house would sell...and NO bites. They ended up forfeiting their deposit to AVOID having two mortgages. (ETA: they had their house on the market for a while before finding the house they wanted)
And I know in our neighborhood, property taxes almost doubled, so there are a lot of houses that are up for sale right now. And I don't see too many moving trucks if you know what I mean......
We talk about this in our house a lot .... can you tell????

We just sold our house in July. We had to get our kids out of the neighborhood, in the last few years it really went down hill because so many properties were snatched up for rentals and it was one of the few remaining areas with affordable housing, so in came the riff raff. We knew the market was sluggish, but our area is much better than most areas of the country. We have had several Fortune 500 companies move headquarters here from other places and that brought a huge influx of home buyers. That said, we bought our house for next to nothing 9 years ago and were willing to take a little less so that we didn't have to put any money into it. We ended up selling to an invester. He was going to put a new roof on and modernize a bit and then flip it for a profit. We still made about $50,000 on the house. We didn't buy right away, because where we want to buy is not ready yet, it's just getting started by DH's parent company. What really sold us is one of his benefits is an employee can buy any of their houses and receive a 20% discount :happy dance: So we moved to apartments owned by the company and get 20% off of rent in an area with the top schools until the development gets going. For us it is win-win. The only downside is we aren't building any equity right now, that and we will have to move again in a little over a year. But it's worth it.

We put our house in the market May 7 and had two offers by May 22. I had heard all the stories about slow markets, and when we had ours under contract in barely over two weeks, I was in shock. We hadn't even begun to look at new houses --- we thought we had more time!
I realize it was a blessing, but it was more stressful for us to house-shop than it was to house-sell. We did end up finding a home we like in a very nice neighborhood, good schools, close to work, etc. It somehow all worked out - we closed on both houses end of June without a hitch.
Our first house didn't appreciate as much in the 7 years we owned it as other parts of the country, but at least we sold it quickly! According to our Realtor, the homes in the $100k-$200k range were still selling fairly well, but the glut was in the $350k + houses.

UGH yes!!! We're trying to sell my inlaws condo to settle their estate (they passed away). We've had to lower the price several times and gotten some ridiculously low offers. But I think my dh & sil are going to go ahead and take one of the low offers because they've been having to pay utilities and association fees for over a year and they're losing money anyway. At this point we just all want it sold!!

No thank goodness, But the housing prices aren't slipping in my area either and new construction continues. The puget sound has been one area that continues to grow. My city is near a military fort and an air force base. For that reason alone we have more buyers and sellers in the area. If I were to sell it wouldn't be a problem, starter houses under 200K are always in demand.

I have noticed lots of houses for sale here in our town. Not many of them are selling very fast either. We are seeing a lot of new houses being built outside of the city limits and i know it's because the taxes are cheaper and they have no water/sewer bills. Our water/sewer bills in town are slightly high and because of some expansions in the Industrial park they had to add more sewer/water lines and upgrade the Waste Water treatment facility........so our rates might be increased yet again, that has alot of city residents upset.
