We have been doing it together for almost 3 yrs, DH was doing it for 5 yrs before he met me. We have always had great success with it. Neither of us has a realtor's license but we have 3 friends who work for 3 different brokers who do. It's a lot of hard work but we managed to buy the house we are living in with cash and paid off all our debt in the 8 yrs combined we have done it.

I agree, it must be a tough business to be in. We were on the winning side of a house flipping - we bought a "flipped" house 3 years ago and felt like we got a good deal! It seemed like a new home to us, even though it was built in the 80s. It had new doors, cabinets, carpeting, etc.
