Years ago, i bought a little over an acre of land, undeveloped. I borrow some of the money and used the rest out of savings. Didn't do much with the land for over 10 years except pay propety tax on.

Well then in came the develpers and devlope the land surrounding mine, put in roads, water the whole nine yards. Wanted to buy mine, but i wouldn't sell. Finally i could afford to build a house.

By then the land was worth a lot more than what i paid for it, and since i had a clear deed on the land i could borrow more for the house.
