Well that pretty much sums up my questions. we are looking to refi and I am leary of brokers, but what else is there. Any ideas or opinions??

I have used Wells Fargo, Primerica, and my local bank in the past. I didn't have any problems with any of them. I liked that Primerica and Wells Fargo offered a biweekly plan that allows you to pay off your mortgage earlier. I would go with whoever gives you the lowest rate.

I used to do mortgages and we all have the same basic stipulations...Brokers are generally better b/c they have less strict guidelines than the banks. But just like everywhere else you have to be leery. Not all brokers are good guys.And not all banks work in the "Customers" favor. It is best to shop around and ASK LOTS of questions! Good luck!

I would stick with a big bank like Bank of America or Wells Fargo if you can qualify. You might have to shop around with a broker.

Google Some Of The Names You are thinking of and You will see that There are Complaints And Praises all Around.

We Have Not Had Problems With any Bank.

no they are not all the same we have had some not so great ones in the past one mentioned above was our original mortgage company and when we went to re-finance years down the line our original mortgage was no legal so a big legal battle insued wich we won but what a pain in the ass. we are now with a large lender that does not sell their loans on a secoundary market(in an attempt to keep from getting bought by our origianl lender)..

my advice would be shop around do your homework the internet is a great resource to find out problems with lenders ect if there are lawsuits pending adn why and so on.. ask alot of questions and know the ins and outs of mortgages so you are knowledgable.

yesterday's interest rate was 5.69, but I didn't make it to the bank so I went this morning....

We've only stuck with the big guys ~ GMAC, Ditech, and Wells. I like GMAC/Ditech. They have done our first/second mortgages for awhile.

My sister went through a broker and did have some issues locking in a rate. He lagged.

Just like anything, I think there are pros/cons with both. Just make sure you check out your broker.

Another great place to check is your local credit union. I used to do mortgages for a credit union and our internal charges were almost always lower than the broker's simply because we didn't have to make our money off of broker's lending fees and the like since we were not-for-profit. Check around, some CU's are too small to have their own mortgage lending department but they may have another to refer you to.
