does it scare you the work that would have to be done on the house, in case you had to sell it, and sell it fast?

It does me sometimes! Our house is not in shambles by anymeans, but it does need work, and we are pacing ourselves on that work, but I do think about ALL the things that would need to be done to get a for sale sign up and it scares me!

Not really, because there is no way we could sell it and even be close to what is currently owed. The only things selling around here are foreclosure homes. Our neighbor just bought one to rent out - it was in very good condition, and he picked it up for a total $25,000. There is just no way we would sell for that amount, or double that - we owe 4 times that.

So, the idea of selling isn't even in the horizon. We plan on staying here for a long time, probably pretty much permanently. The fixing up is more for our own enjoyment and use

It doesn't worry me because houses are just NOT selling around here right now, even the ones that are move in ready have been on the market for a long time.

It does not scare me for the same reasons.

No but then we finish big projects before moving on to the next one.
Yes I have some projects yet but that is the next homeowners problem. I am not going to spend money we don't have for new windows, insulating the wall, refinishing the floors, replacing the garage door and re-modeling the bathroom. We already put 13K into fixing up things and that was enough to make the house very sellable if we were trying to sell that is. Starter houses in the city still sell and ours have many perks.

You can always sell a house "as is" and discount the price.

I wouldn't say scared, because we are not selling until the market gets better. But, I want to do a lot of things to the house to make it sell for top dollar. Renovating can be $$$$$.

not really we plan on staying here until the kids are done with school. we also have done the major things replaced the windows(24 still have 4 to go) new roof all new seemless steel siding with lifetime warranty new plumbing new wiring. so we did the most important things that people would not want to sink a ton of money into first we are now working slowly in cosmetics of the interior.

I don't really think about it. We can't beat our house payment, so I can't see us going anywhere for quite some time.
We bought a foreclosure for 50K five years ago. Last year it appraised for 115K, so we've done ALOT of work to it! It still needs a lot of work done though! If we HAD to sell, we would have to scramble to get some things done...that's for sure! But I can't see us needing to sell anytime soon.
