Default selling our home... HELP!!!

Hubby and I bought a 935 sqft house 5 yrs ago it is now 1500 sqft with tons of new updates. Well, to make a long story short we are now going to sell it we have just out grown it. Could anyone give me some advice on selling a home if anyone had done this before? Any advice would be great...

Pack up as much as you can now- even rent a storage locker if you have to. The less stuff you have around, the bigger and more spacious your home will look. Also, it is MUCH easier to keep clean and prepare for showings. Find a realtor with experience "staging" homes- one who knows what is hot in the current market. We sold a house last summer, and that made a huge difference. Good luck!

I agree with decluttering in a big way...fresh paint (if you don't already have it) can really help if a room is looking a bit "tired" or dirty.

Clean...clean and then clean! Clean like you've never cleaned before!

I'm not a big fan of scented anything - some people really like to do scented candles, boil stuff on the stove, bake cookies etc I'm more of a "clean it and it will smell clean" kind of person. When I smell a lot of fake smells or the whole cookie thing, I wonder what is trying to be covered up...

Talk to your realtor, he/she is bound to have lots of tips for you.

I agree 110%!! I was going to say this, as well. Put stuff away (not in drawer/cabinets, bec. some people like to look inside of them) and make sure it is ALWAYS clean!

Another thing...when they realtor is showing your house to someone, DON'T follow them around! Or if you do, don't say to much. Realtors know what to say and accentuate on the property (and what not to say... )

Most people leave actually...your realtor will most likely recommend that. That's just been our experience in selling two homes, and buying two homes.

Seriously take most things out of your house. Anything that shows what kind of person you are. Make it bland and impersonal. About half your furniture should be gone! And like everyone said, CLEAN!!!!

ask a neighbor or friend to drive up to your house, and go to the door. Ask then what they see FIRST when they approach. And whether it is good or bad, fix it, or enhance it!

We sold our house last year too and everything mentioned is so true. Take down photos and other items that make the home reflect you. You want the prospective owners to be able to picture their things in the space. You want to clear out all clutter and minimize furniture to make the rooms look bigger. Wash the windows and re-paint or wipe down walls (if they aren't too dirty, otherwise it is better to paint). One of the main things that helped our house sell was re-painting the door so it looked fresh and clean, shining the kick plate, keeping the lawn watered and cut and re planting the flower bed with beautiful red and yellow flowers (eye catching, but may not be possible right now depending on where you are living). Also we swept the front porch and hosed it down and put out one planter with a flowering plant and two hanging flower baskets. The outside of the house looked inviting, clean and charming. Selling a house isn't nearly as stressful as purchasing one OR remodelling and adding-on. You'll do fine!

Are you selling it yourself or getting a real estate agent?

well thanks ladies for all your advice. the realator will be here in the morning to tell us what she thinks we should put our house on the market for. im so nervous. I dont know why. everything is so fresh. paint,ect.... all i have to do is declutter and clean like a freak. I just dont want to take everything out of my house and it not ever sell. that is a waste of time...but hey its worth a try.
